Pflugerville and Round Rock are outpacing Mueller and Circle C. Why? Because they have:

  • Room to grow (not yet fully built-out)
  • Infrastructure investment (tech corridor expansion)
  • Demand from first-time buyers (lower entry price)
  • New construction (increasing population density)

Mueller and Circle C? Already mature. Priced in. Limited upside.

This is counterintuitive to most buyers. They think "desirable central Austin = best investment." The data says: "Desirable outlying areas with growth trajectory = better appreciation."

How I Help Buyers Think About This

Before a buyer commits to a neighborhood, I walk through this framework:

Step 1: Appreciation Trajectory

Not just current prices. How has this neighborhood appreciated over 5 years? 10 years? Where's the trend?

Neighborhoods with steady 3-5% appreciation are outpacing those with 1-2%.

Entry-level neighborhoods (Pflugerville, Round Rock, parts of Kyle) are appreciating faster than luxury neighborhoods (Steiner Ranch, Westlake).
